DESCRIPTIONS:
The
standard of furnishings and decorations found in the properties DOMANI
Inc. rents vary in both taste and quality. All properties are furnished
and have basic kitchen appliances, bathroom accessories, some cooking
and eating utensils and linen including towels (which will be changed
weekly). Italian standards of comfort are different than U.S. standards.
Properties may not always appear exactly as pictured or described due to
normal wear and tear. Furnishings may be changed by the owner if
damaged.
Local
authorities may, if necessary, be forced to cut electricity and water
due to local needs. Some properties in rural locations are on or near
farms; animals, machinery and workers will continue their day to day
activities. Often in Italy the level of efficiency is not as many
Americans believe it should be. The vast majority of our customers have
had exceptionally pleasurable experiences and overlooked with good
nature the occasional minor annoyance and inconvenience, such as varying
water pressure, easily tripped circuit breakers, etc. DOMANI Inc.
accepts no liability whatsoever with respect to any loss or damage of
any kind caused by wars, revolutions, terrorist activities, civil
commotions, riots, strikes, industrial disputes, lockouts, floods,
storms, failure of public utilities or services, mechanical breakdown or
any other event which constitutes "Force majeure" or act of
God. Nor can DOMANI Inc. accept liability for occurrences beyond our
control such as delays in travel, breakdown of domestic appliances,
plumbing, wiring etc., sudden temporary invasion of pests or owners
negligence resulting in loss, injury or accident.
HOW
TO RENT:
When
you have decided on the property and the time period you wish to rent,
contact us to confirm availability. If the property is available, we
will place a temporary hold on it for up to 7 days pending receipt of your
signed booking form and check for the required deposit. A contract
for a rental is considered to have been made when we receive your
booking form and a deposit equal to
the full rental amount (if less than $500) or the greater of either $500
or 30% (in a small number of properties, depending on owner policies,
this may be increased to up to 50%) of the rental amount. The remaining balance
is due no less than sixty (60) days prior to departure. If the remaining
balance is not received by the due date, DOMANI Inc. reserves the right
to cancel the booking and retain the deposit. Bookings made within 60
days prior to occupancy must be paid in full at time of booking.
A
rental week is normally from 4:00 pm Saturday until 10:00 am the
following Saturday. The minimum rental period is one week, unless
otherwise stated in the price list. The number of occupants must be
listed on the booking form and under no circumstances may this number be
exceeded. Each owner reserves the right to refuse admission to, or to
request the departure of, persons in excess of the maximum number
permitted for the property. Water and electricity are included in the
cost of most rentals. Central heating and phone charges are normally
additional and are payable directly to the owner or Italian agent.
SECURITY
DEPOSIT:
Most
properties require a security, or breakage, deposit, normally equal to
15-20% of the rental amount. In some cases, this is payable to DOMANI
Inc., and is due 60 days prior to departure, along with any remaining
balance due on the rental. In other cases, it is payable upon arrival at
the property to the resident agent or owner. We will advise you at the
time of booking the amount of such security deposit, and where it is
payable. Security deposits held by DOMANI Inc. will be returned to you
no later than 30 days following your departure from the property;
deposits collected in Italy will be returned upon your departure. In all
cases, the amount returned will be less any charges for breakage or
loss. Utility and telephone charges, and in some cases cleaning fees,
may also be subtracted from the amount returned upon your departure.
If
domestic equipment breaks down, repairs will be made as soon as possible
by the owner or Italian agent. Any problems, defects or shortages
regarding a property and its contents should immediately be reported to
the Italian owner or agent. Any shortage or defect that seriously
threatens to affect your enjoyment of your stay (and which is not
rectified within a reasonable period of time) should be reported to
DOMANI Inc. within 48 hours of discovery of the fault while you are
still resident of the property. Only in this case can we assist you by
finding a suitable remedy up to the limit of alternative accommodations.
DOMANI Inc. shall have no liability for any claim which is not made
within this period of time and, in any event, shall not exceed the
amount paid for the accommodations provided.
CANCELLATIONS:
Trip
cancellation travel insurance is strongly advised.
Please telephone
DOMANI Inc. in the event you must cancel your booking to allow maximum
time for re-advertising. You must also submit a written statement of
cancellation.
Travel
insurance can be purchased through Domani. Please ask for our
travel
insurance brochure or refer to the description
of the coverage available to you through Domani.
REFUNDS:
If
cancellation is caused by circumstances beyond your control we will make
every attempt to re-rent the property. Providing we are able to re-rent
the property, we will refund any deposit you have paid less the
following fees: More than 60 days prior to the first day of the rental-
Deposit less 10%. Less than 60 days prior to the first day of rental-
Total payment less 25%.
Once
a rental period commences, there can be no refunds. Refunds will only be
made in the event the property can be re-rented and only upon written
notification of cancellation.
If
for reasons beyond our control, a rented property becomes unavailable,
we shall offer an alternative property, or, if this is not acceptable
and a cancellation is inevitable, DOMANI Inc. will be obligated to
return only the sum paid.
CONDITIONS PERTAINING TO
POOLS AND
OTHER AMENITIES:
Property owners reserve the right to
withdraw or limit swimming pool privileges solely at their discretion.
Property owners also determine if and when pools are to be heated.
Normally, swimming pool use is limited to June through September;
however, each owner determines his or her own season and may change
dates without notice due to local conditions. Only the guests in the
booking party have pool privileges. Each member of the party accepts
full and sole responsibility for any accident or injury in or near the
pool. DOMANI Inc. provides only the following remedy in the
event pool privileges are suspended or limited. Upon notification of
the suspension or limitation we will attempt to locate an alternate pool
(public or private) for use during your stay and will pay or reimburse
any fees incurred. If an alternate pool cannot be arranged, we will
reduce the rental fee by $15 for each day the pool is completely
unavailable to the booking party, based solely on our agent’s or the
owner’s determination of days unavailable. No other remedy is
available.
Property owners are solely responsible for
determining when and if heat or air conditioning (if available) should
be provided. Guest should expect to pay for heat or air conditioning
(if available) if requesting service out of local season and/or if
property description indicates that a charge will be made. While we
expect our owners to make every effort to keep these systems in working
order. DOMANI Inc. does not guarantee or in any way warrant the
availability or sufficiency of heat or air conditioning. Please note
many properties do not offer air conditioning and some properties do not
offer heat.
By signing the booking form you are
acknowledging that you have read and accept these conditions.
UNIQUE
OPERA TRAVEL TO VERONA RENTAL CONDITIONS:
When
booking an Opera Travel to Verona package, the following unique
conditions apply: A 20% deposit is required at time of
booking; with the balance due to DOMANI Inc. no later than
May 1 of the year of the opera package.
For bookings made after May 1 of the year of the opera package, the balance in full is due within 10
days of the reservation.
UNIQUE
TOSCANA SAPORITA RENTAL CONDITIONS:
When
booking an
Toscana
Saporita package, the following unique
conditions apply: A $500 deposit is required at time of registration with balance
due no later than 60 days before course date (90 days for Advanced
Fundamentals and Wine Lovers classes). If booking is done
within 60 days of the start of the class, payment in full must be
provided along with the booking form.
Cancellations
and Refunds - The
Toscana Saporita
reserves
the right to cancel any course for any reason. If a course is cancelled,
all monies will be refunded and such refund will release Toscana
Saporita from any liability.
In order
for you to to cancel your registration, you
must send written notification. Monies paid by you will be refunded less
a cancellation fee determined as of the date either Domani or Toscana
Saporita receives your notice. Cancellation fees are:
60 days or more before course date (90 days for Advanced Fundamentals
and Wine Lovers classes): $250
45-59 days before course date(61-89 days for Advanced
Fundamentals and Wine Lovers classes): $500
Less than
45 days before course date(60 days for Advanced Fundamentals and Wine
Lovers classes): 100% of monies paid
Responsibility - Initial registration
with Toscana Saporita indicates agreement with
all terms and conditions as stated here. Toscana Saporita
reserves the right to make any curriculum or itinerary changes whenever,
in its sole judgment, conditions warrant. The Cooking School shall not
be liable, directly or indirectly, for any injury, death or damage for
any reason whatsoever, including but not limited to war, acts of God,
weather, strike, detention, delay, airline or other travel-related
circumstances.
Toscana Saporita also reserves the right to accept or
refuse any person as a course participant. No refund is applicable if a
participant is asked to leave. The Cooking School is not responsible for
any belongings damaged, lost or left behind by participants.
Confirmation
- Upon receipt of your deposit and booking form for a Toscana Saporita
course,
DOMANI Inc. will send you a
written confirmation of your booking along with an invoice indicating
the due date for the balance of the payment.
Liability
Waiver and Release - Along with or prior to sending your balance due
payment, each person in your group (student AND non-student) must
complete a Liability Waiver
and Release form, and each group arriving together must complete an Arrival
Information form. These forms can be mail/fax-ed to you upon
request or they are available in MS Word by clicking the following:
UNIQUE SELECTED FLORENCE PROPERTY RENTAL CONDITIONS:
Due to owner policy, in the event that a rental of
Florence properties Antonella, Ghibellina, Santa Croce, Donati, San
Casciano, Scopeti Country House or Apartment Trina must be cancelled,
the following cancellation fee schedule applies:
If notification of the
cancellation is received
a. more than 90 days in advance of the booked dates: 10% of rental price
b. between 90 and 60 days in advance of the booked dates: 50% of rental
price
c. less than 60 day in advance of the booked dates: 100% of rental price
AGREEMENT:
Your
signature on the booking form implies familiarity with these conditions
and acknowledges their acceptance by you and your party.
